What we check on your property
We locate improvements, easements, and encroachments, including fences, drives, and structures near the property lines. If a particular fence or driveway is your concern, point it out so we know which improvement you need to understand in relation to the boundary.
For setting corners, we use iron rods, aluminum caps, and PK nails stamped with the surveyor's license number. Those physical marks and the survey drawing serve different purposes: the marks identify corners on the property, while the drawing shows the surveyed layout.
The drawing you receive
We draft the survey plat or map and have it sealed by the licensed professional surveyor of record. We file the record of survey with the county where the state requires it, then deliver the sealed drawing.
When comparing services, check whether the proposed work includes locating improvements near the lines, setting corners, and delivering a sealed drawing. County filing is conditional on state requirements, not something to assume is required for every job.

Ground movement and flood exposure in Alvin
Brazoria, Tinn, Trinity, Kaufman, and Pledger soils are clayey and have high shrink-swell potential. Where those soils occur, changing moisture can move the ground around slabs and other improvements. If movement around a structure prompted your survey request, tell us which structure concerns you so we can locate it in relation to the property lines.
Residential areas along Mustang Bayou at the edge of Alvin include mapped floodplain areas. Flood exposure can vary sharply from one lot to another, so a nearby property's exposure is not a reliable substitute for understanding your own lot.
Boundary survey cost versus construction staking
Construction staking costs $500 to $1,500 per visit. That is a different service and pricing basis from boundary work for a platted residential lot. When comparing an estimate, check both the service named and whether the price applies to one visit. A staking price should not be treated as the price for a boundary survey.
